Stage 0-1 Preparation and Brief

The first stage involves an initial consultation to gather an understanding of the client's needs. During this phase, we collaborate to refine the project brief, explore alternative options, and ensure that all requirements are clearly understood and incorporated. This allows us to create a formal fee proposal and determine if additional consultants are necessary.

If the client approves the fee proposal, the next step is to conduct a full measured survey of the existing property to establish a foundation for the new designs. This survey is an essential part of the design process, providing a solid foundation for the project to begin.

Stage 2 Concept Design

Once the measured survey is complete, we can begin the design process. The concept design phase starts with a meeting between the Client and the Project Architect to address any remaining questions. During this stage, we develop preliminary design ideas, including floor plans and concept images, based on the project brief and site analysis. We work collaboratively with the client, ensuring their feedback is carefully integrated into the evolving design, and that the final proposal fully meets their needs and expectations.

Stage 3 Developed Design and Planning

Once the concept design and key layouts are finalized, we proceed to the developed design stage. This is when the project begins to take shape, with elevation drawings, potential 3D views, and images. During this phase, we prepare and submit a planning application, working closely with the local planning authority to ensure that all required documents and information are submitted.

Stage 4 Technical Design

In RIBA Stage 4, also called the Technical Design phase, our focus shifts to transforming the approved scheme into detailed technical drawings and specifications for construction. This stage involves adding all the necessary project details, ensuring that the design complies with building regulations and industry standards. By the end of Stage 4, we will have a comprehensive set of drawings and specifications ready for construction and costing, ensuring that all parties involved are clear on what is required.

Building Regulations drawings are prepared and submitted to Local Authority or a private building consultancy for approval. We will submit this application on behalf of the Client which will include the detailed drawings.

Stage 5 Construction

Following Building Regulations Application, the project begins to take physical form on site, and construction work starts. During this phase, our role is to serve as trusted professional advisors, overseeing the entire process to maintain quality and control costs. We ensure that construction progresses smoothly, efficiently, and with minimal issues. If required we remain available to discuss any aspect of the project with either the client or the contractor whenever needed.
